The partnership will enable purpose-built student accommodation (PBSA) operators to more quickly deploy Lavanda’s proptech solutions across their portfolios.
The integration of Embracent’s data optimisation, security, compliance, ESG consulting, and program management services also means that Lavanda’s property management system, OpenPMS, can more easily be integrated across much larger portfolios.
The first project under the new partnership is with Unite Students – the UK’s largest provider of PBSA – with both Lavanda and Embracent working to roll out OpenPMS across the entire 68,000-bed portfolio.

The platform will power Unite’s business-critical property management operations, streamlining and automating a range of complex workflows, while elevating the overall student living experience.
These capabilities – including secure payments, ID verifications, and move-in checklists – significantly streamline both the beginning and end of tenancy processes, such as deposit management, cleaning and maintenance.
Unite Students will also benefit from Lavanda’s powerful analytics and reporting tools, providing real-time business intelligence, including deep insights into financial and occupancy data alongside other key metrics.
