A unique Inverloch house “where nothing from the outside ever touches the inside” has topped the local house price record with a $3.25m sale.
The four-bedroom home with sweeping views, nestled in coastal bushland at 171 Albert Ruttle Drive, was built to European Passivhaus standards almost five years ago. Originating in Germany in the 1990s, a Passivhaus is an ultra energy-efficient building standard that uses insulation and controlled ventilation to maintain a near constant internal temperature. The Passivhaus design ensures no draughts, condensation or mould, and a consistent temperature throughout the house, including in the bathrooms and laundry.
Ray White Inverloch agent Fiona McMahon-Hughes said the home had three vacuum seal wraps around it, which eliminated the need for winter heating with minimal energy consumption. “Nothing from the outside ever touches the inside, and nothing from the inside ever touches the outside,” she said. “While buyers were really attracted to the views and the house itself, the sustainable living and energy efficiency of the home were also big drawcards.”
The house features triple-glazed windows, insulated doors, high-quality building wrap membranes, and energy-efficient ventilation and hot water systems. While Ms McMahon-Hughes declined to comment on the sold figure, industry sources confirmed the approximately 1.5ha property sold for a whopping $3.25m.
“It’s a very unique property, so it was very specific buyers that were looking at it,” said Ms McMahon-Hughes. “But the view was something that was attracting a hell of a lot of viewers and interest level.”
