Powerhouse, a PropTech startup providing a Salesforce-native operating platform for co-living, student housing, and senior residences, has raised €750,000 in seed funding to drive European expansion and integrate AI capabilities across its product suite. The seed round was led by Aconterra, a venture capital fund specializing in PropTech and smart living, alongside business angels from the European real estate and technology sectors.
Initially developed as a billing solution for senior residences, Powerhouse has evolved into a comprehensive operating system for shared living that currently manages over 10,000 units across Europe, with a goal to surpass 100,000 units in the coming years. The platform enables operators to automate payments, streamline administration, and enhance resident experience, helping them run branded living spaces with the efficiency of modern hospitality as real estate portfolios increasingly move toward service-oriented, mixed-use models.
“Real estate is shifting from bricks to brands, where service and experience define value,” said Floris Lauwerier, Co-Founder and CEO of Powerhouse. “Built on Salesforce, our platform makes that experience scalable for operators across Europe.” The company’s customers include operators in co-living, student accommodation, and senior housing, reflecting growing need for unified tools to manage operations, community engagement, and financial workflows.
Alongside the new funding, Powerhouse is introducing a white-label tenant app that consolidates every aspect of the resident experience—from building access and rent payments to maintenance requests and community communication—into a single interface. The company is also deploying AI-driven automation across the platform to digitize workflows, reduce manual processes, and improve operational performance, with more than 3,000 students already using Powerhouse’s technology as active tenants.
The platform automates back-office operations, integrates payments and compliance, and enhances resident engagement through AI and digital tools, helping operators scale modern, experience-driven living spaces across Europe. The funding positions Powerhouse to expand its Salesforce-native infrastructure across additional markets while deepening its AI capabilities to meet the evolving demands of branded real estate operators managing service-intensive residential portfolios.
