Amenitiz, the integrated software platform designed specifically for independent hotels and smaller properties, has raised $45 million in a Series B funding round led by Spanish venture capital fund Kfund via its Leadwind growth fund, with participation from Thayer Ventures, Columbia Lake Partners, and previous investors including Eight Roads, Point9, Otium, Backed, and Chalfen Ventures. The company plans to introduce AI-powered assistants that help hotel owners manage bookings, forecast occupancy, and automate daily tasks whilst expanding into new European markets.
Independent hoteliers and smaller property managers throughout Europe have struggled with using multiple disconnected tools and outdated software that do not meet their specific operational needs. Amenitiz recognised this challenge and created a platform that consolidates property management, reservations, payments, marketing, and pricing optimisation into a single system, making hotel operations simpler and increasing direct bookings.
Co-founded by Alexandre Guinefolleau and Frederic Cadet, the company’s mission stems from firsthand experience with the challenges facing independent hoteliers. “My parents run a hotel, so I’ve seen firsthand how hard it is for independents to compete without the right tools,” said Guinefolleau. “The rise of AI and the digital transformation of hospitality create a once-in-a-generation opportunity for small hotels to leap ahead.”
Unlike competitors such as Cloudbeds or Mews, Amenitiz provides a unified platform focussed exclusively on the independent hotel segment. The platform combines property management, direct booking engines, website creation tools, and payment processing through Amenitiz Pay, whilst its PriceAdvisor feature uses smart pricing algorithms to help hoteliers optimise revenue based on demand.
The AmenitizBoost tool helps properties gain visibility and attract direct bookings through targeted online advertising and integration with metasearch engines. The system also supports seamless connectivity with over 120 online travel agencies and platforms, including Booking.com, Airbnb, and Expedia.
Building on its funding milestone, Amenitiz plans to accelerate development of AI-driven products, including virtual assistants that will help hoteliers with tasks like bookings management and occupancy forecasting, whilst expanding its footprint into additional European countries to serve a larger community of independent hoteliers.
Pablo Ventura, Partner at Kfund, said: “Independent hotels are the backbone of European hospitality, yet for too long they’ve been left behind by technology built for chains. Amenitiz is changing that by giving independents the same digital advantages, without the complexity or cost. They’re on track to become the default platform for independent hotels across Europe.”
Chris Hemmeter, Partner at Thayer Ventures, added: “Hospitality is undergoing a digital reset, and independents can no longer afford to lag behind. Amenitiz has built Europe’s largest platform focussed entirely on this segment, enabling hoteliers to compete with chains and OTAs on equal footing. Their momentum and execution make them a global force in hospitality tech.”
