Azora closes record €2bn Southern Europe real estate fund

Azora has closed its flagship value-add fund, Azora Southern Europe Opportunities III (SEO III), with €1.6bn in commitments. Institutional investors expressed more than €2.1bn of interest. With a further €450m raised for co-investment, the total comes to €2.05bn, giving the fund around €4.5bn of investment capacity. Azora says the main fund is the largest real estate vehicle raised for Southern Europe so far.

Nearly 30 investors took part, including large pension funds, sovereign wealth funds, endowments and family offices from Europe, Asia, North America and the Middle East. Many are existing Azora investors increasing their commitment, and the rest are new relationships.

Strategy

SEO III invests in Spain, Portugal, Italy and Greece. It brings all of Azora’s value-add strategies into one fund: living, hospitality, logistics, offices, urban social infrastructure and managed land, plus a data centre strategy. Each asset class has its own specialist team, and development and asset management are handled in-house, not outsourced. Azora says this approach, backed by more than 600 staff and integrated operating businesses, helps it find off-market deals and keep control of how value is created.

Capital already working

At closing, SEO III had already committed nearly €900m, which is 55% of the main fund. More than €350m of the co-investment capital, almost 80% of it, was also committed. In total, more than 55% of the €4.5bn investment capacity is already allocated.

Managing Partner Javier Rodríguez-Heredia said that in a challenging fundraising market, investors had backed Azora’s track record and its model “based on specialised teams, in-house development and integrated management of operating businesses.”

Cristina García-Peri, Partner responsible for Strategy and Corporate Development, said the firm expects to have nearly €1bn invested before the end of the year, which puts it in “a privileged position” to take advantage of market opportunities.

Evercore and Clifford Chance advised Azora on the fundraise. Azora manages €16.9bn in assets across Europe and the US, and its investments have achieved a combined net IRR of 19%.
